Assistant Building Operator

BPO is looking for an Assistant Building Operator to join us at our 2 Queens location.

The Assistant Building Operator provides the tenants of 2 Queen with a high level of customer service in the completion of tenant requests.  This position will support, assist and ensure the preservation and maintenance of the base building equipment and systems. The main aim of the role will be to meet expected building performance, alleviate unnecessary and unscheduled breakdowns, and maintain tenant comfort.

RESPONSIBILITIES:  

  • Service tenant requests as they are dispatched by 310-SERV.
  • Monitor the building automation system to ensure tenant comfort.
  • Assist in managing the building fire alarm system to accommodate contractor work while maintaining the safety of occupants on a day-to-day basis.
  • Responsible for mechanical rounds and the water treatment program.
  • Perform maintenance tasks as part of the preventative maintenance program.
  • Respond to building emergencies.
  • Assist the other Building Shift Operators and Maintenance staff with their tasks daily.
  • Complete other tasks as assigned by the Supervisor and/or Manager, Operations.
  • Able to work rotational shifts, overtime and on-call duties including evening, weekends and holidays as required.

SERVICE / PERSONAL SKILLS: 

A large portion of time in this position will be spent servicing tenant requests, following up on day to day tasks and monitoring contractors work. The daily interaction with customers’ requires an individual with a keen interest in service orientation portrayed by empathy and courtesy in all customer interactions. Strong communication, interpersonal and organizational skills are required to be successful in this role. Brookfield’s level of service further requires the communication of a sincere desire to contribute to customer satisfaction by taking personal responsibility to resolve their concerns.

EXPERIENCE & TECHNICAL SKILLS:

  • 2-3 years minimum related experience in the role of Junior Building Operator or Building Maintenance.
  • Must have a solid understanding of the maintenance and operational routines of large mechanical equipment.
  • Must have a thorough understanding of complex mechanical and electrical systems, including: pumps, motors, boilers, chillers, cooling towers, and all air handling equipment.
  • Must be able to work independently with minimum supervision.
  • Mechanically inclined, some knowledge of lighting and plumbing systems an asset.
  • Experience in building HVAC systems (chillers, water treatment, plumbing, heating and cooling, air handling systems etc.) is required.
  • Expertise in preventative maintenance, trouble-shooting, and the operation of fire alarm systems.
  • First-hand knowledge of mechanical, plumbing and electrical installations and repair is required.
  • Comfortable using Microsoft Word and Excel.

EDUCATION / DESIGNATIONS / LICENSES:

  • High school diploma.
  • Completion of (or in the process of completing) the Building Environmental Systems (BES I & II) is strongly preferred.
  • A trades background would be an asset.
